Terms and Conditions

Introduction & Scope

Welcome to Anapea Village. These Terms and Conditions govern the contractual relationship between the guest (referred to as “the Guest,” “you,” or “your”) and Anapea Village (“we,” “us,” or “our”) regarding accommodation, dining, winery tours, and any related services provided on our property. By making a reservation or utilizing our services, you agree to comply with these terms.

Reservations, Payments, & Deposit

  • Booking Confirmation: A reservation is only considered legally binding once you receive a written confirmation from Anapea Village and any required deposit or credit card authorization is successfully processed.

  • Payment Terms: Full payment for accommodation is due either at the time of booking or upon check-in, depending on the specific rate type selected (e.g., non-refundable vs. flexible rates). All incidental charges incurred during your stay (restaurant, wine purchases, tours) must be settled prior to departure.

  • Taxes: All rates are subject to local applicable taxes unless explicitly stated otherwise.

Cancellation & Modification Policy

  • Standard Cancellation: Cancellations or modifications made up to [e.g., 7 days / 48 hours] prior to the scheduled arrival date will incur no penalty, and any advance deposits will be refunded (minus potential administrative banking fees).

  • Late Cancellation & No-Show: Cancellations made past the established deadline, or a failure to arrive (no-show), will result in a penalty charge equivalent to [e.g., the first night’s stay / 100% of the total booking].

  • Non-Refundable Rates: Bookings made under explicit non-refundable promotions cannot be cancelled, refunded, or modified.

Check-In & Check-Out

  • Check-In: Standard check-in time begins at [e.g., 15:00 / 3:00 PM]. Guests must present a valid government-issued photo ID (passport or national ID) upon arrival.

  • Check-Out: Standard check-out time is by [e.g., 12:00 PM / Noon].

  • Late Check-Out: Requests for late check-out are subject to availability and may incur additional fees. Unapproved delayed departures may result in a charge for an extra night.

Property Rules & Guest Conduct

  • Respect for the Estate: Anapea Village is a working family winery and boutique hotel. Guests are expected to conduct themselves in a manner that respects the peace, safety, and comfort of other guests, staff, and the physical property.

  • Winery & Vineyards Access: For safety reasons, certain areas of the winery, production facilities, and agricultural fields may be restricted. Guests may only access production zones when accompanied by an authorized guide.

  • Damages: The Guest is strictly liable for any damage caused to the rooms, winery equipment, vineyards, furniture, or common areas by their deliberate acts, negligence, or omission. Anapea Village reserves the right to charge the credit card on file for the full cost of repair or replacement.

Smoking, Pets, & Children

  • Smoking Policy: All indoor areas, including guest rooms, corridors, dining spaces, and wine-tasting rooms, are 100% smoke-free. Smoking is strictly permitted only in designated outdoor spaces. A deep-cleaning fee of [e.g., $200 / equivalent local currency] will be charged to any guest violating this policy in their room.

  • Pets: [Option A: Pets are not permitted on the property.] / [Option B: Well-behaved pets are welcome with prior written authorization and may be subject to a supplemental cleaning fee. Pets must be leashed in all common and outdoor vineyard areas.]

  • Children: Children are welcome at Anapea Village under strict adult supervision, particularly around the vineyards, agricultural elements, and terraces.

Winery Tours, Tastings, & Gastronomy

  • Alcohol Consumption: In compliance with local laws, wine tastings and alcohol service are strictly restricted to individuals of legal drinking age. Anapea Village reserves the right to refuse alcohol service to any guest who appears intoxicated or disorderly.

  • Dietary Restrictions: Please inform our restaurant team of any severe food allergies or dietary restrictions at least 48 hours prior to arrival or dining bookings. While we take immense care, we operate a kitchen that handles diverse local ingredients and cannot guarantee absolute absence of cross-contamination.

Liability & Safety

  • Personal Valuables: Anapea Village is not responsible for the loss, theft, or damage of personal belongings, money, or valuables left in guest rooms or common spaces.

  • Natural Hazards: As a rural estate surrounded by nature, guests acknowledge that outdoor terrain can be uneven. Caution should be exercised when walking through the vineyards.

  • Force Majeure: Anapea Village cannot accept liability or pay compensation where the performance of our contractual obligations is prevented or affected by “Force Majeure” (e.g., extreme weather, natural disasters, acts of God, war, government restrictions, or pandemics).
